Located along Islington Avenue in Toronto, this side-by-side multiplex explores the emerging typology of the semi-houseplex: a building that maintains the familiar rhythm and scale of semi-detached houses while quietly introducing a more ambitious form of urban housing.

Each half of the project contains eight units, creating a total of sixteen homes within a paired architectural composition. The building is expressed as two connected masonry volumes, with a folded red-brick façade that gives depth, shadow, and texture to the street. Subtle shifts in the brickwork, recessed windows, and a shared central entry create a strong civic presence while preserving a domestic scale.

The project reimagines the semi-detached house as a platform for gentle density—offering more homes, more variety, and a richer urban fabric within the recognizable language of Toronto’s residential neighbourhoods.
