



507-513 Victoria Park will introduce two striking towers, transforming a quiet block in Toronto’s East York neighbourhood. This two-tower mixed-use project, proposed by Sigma Group, will deliver housing, a school, a daycare, retail space, and a public park. The exciting new development revitalizes an underutilized site currently occupied by low-rise residential and commercial buildings and surface parking lots. Designed by Gabriel Fain Architects, the two residential towers, standing 39 and 16 storeys, will rise from a shared 8-storey L-shaped podium.
The towers feature a striking red brick and glass exterior, drawing inspiration from Toronto’s historic warehouses and blending them with contemporary materials. The majority of the floor area will be dedicated to residential space, with 578 units across approximately 470,103 sq. ft. The development focuses on larger residential units to accommodate families, with 46.5% of units dedicated to two- and three-bedroom units. There will be 309 one-bedroom, 210 two-bedroom, and 59 three-bedroom apartments. The towers offer 11,948 sq. ft. of indoor and 13,282 sq. ft. of outdoor amenities across floors two and nine, including an extensive terrace on the roof of the podium. Tenants will have access to two levels of underground parking containing 122 vehicle parking spaces and 638 bike parking spaces. At ground level, there will be 4,434 sq. ft. of retail space and 1,603 sq. ft. for a daycare with an outdoor play area.
The development proposal also includes a 15,413 sq. ft. public park on the east side of Thora Avenue, providing new green space for both residents and the community. Located just southeast of Victoria Park Avenue and Danforth Avenue, the development is situated within the Victoria Park Major Transit Station Area (MTSA), with convenient access to the GO station, TTC subway, and various bus routes. The surrounding areas offer an abundance of restaurants, shops, and parks.
